The ideal person is an experienced professional who knows your market, acts in an ethical manner, is responsive, addresses your concerns and, most important, will listen to you and be your teammate throughout the entire process. Real estate is a relationship game and there is a new generation of power brokers that has leapt to the forefront utilizing technology, social media, creative thinking, and unique marketing with global reach being paramount.  I am confident that I will be that ideal person!

 Here are 10 questions I suggest that you should ask your real estate agent or broker before you hire them

  •  At what price do you think my house will sell in the current market? And why?

This will give you a profound understanding of the agent's knowledge of the market and their thought process in pricing your home; it’s the most important decision you'll have to make. An experienced Realtor will refer to the recent market data, the current pool of comparable homes on the market, and your home's condition and amenities in giving you a well-researched answer.  Pricing a house is one of the biggest challenges real estate professionals face; sellers often want to price their home higher than recommended, and many agents go along with the idea to keep their clients happy, however, the best agents realize that telling the homeowner the truth is more important than getting the seller to like them.  Sellers often think, “If the home doesn’t sell for this price, I can always lower it later”. Building negotiation room in your price actually lowers the number of potential buyers that want to see the house and we know that limiting demand like this will negatively impact the sales price of the house. 

  • Can you give me a CMA and a list of homes currently on the market?

 All agents should give you a comparative market analysis (CMA). The detail (or lack thereof) of the report will tell you a lot about the agent and their knowledge of the market

  • What is your advertising and marketing plan for my house?

Over 96% of buyers home search online, a targeted blend of online and offline marketing will reach the broadest spectrum of buyers with the focus being expansive internet penetration.  

            Photos:  the more quality photos, the more attention the home will get. Ask how many will be taken and by whom. A professional photographer is a MUST!  

             Video: video of the home and/or neighborhood, done by a professional videographer  makes your home stand out from the rest and it suggests an agent who is knowledgeable of current trends and new technology. Floorplans, virtual flyovers, and 3D walk through should also be an option.

            Ask to see sample marketing materials, a list of internet exposure, and result statistics you can expect.   All agents will list your home on MLS; you want to know what else will be done. Compare it to the marketing plan & materials of other agents.

  • How long have you been a real estate agent and how much education have you received?

       Hire a well-educated and experienced agent with a proven track record

  • What aspects of the transaction will you personally handle and which will be delegated to others?

            Most agents delegate, so do not let that be a negative. But you want to know the extent of your agent's work and involvement in the process. This question will also test the agent's knowledge of the process: marketing/advertising / signage, open houses, negotiation of  price and terms, qualification of buyers, contract negotiation, title, home inspections and closing.

  • Can you provide me the names and phone numbers of past clients as references?

            Take the time to check these references!

  • What will be my closing costs?
